Rental Appraisal and Advice

Call us today to arrange a no obligation rental appraisal on your property.  We will advise you on current legislation on gas, electric, furniture and fire safety; tax implications and insurance.

Services offered:

Tenant Find Only

  • Arranging a no obligation property appraisal.
  • Explaining your legal obligations as a landlord.
  • Extensive advertising.
  • Searching our database for tenants, where your property matches up with their requirements.
  • Accompanied viewing.
  • Credit and reference checking tenants.
  • Answering any questions the tenant or landlord may have.
  • Collecting the deposit and first month's rent from the tenant.
  • Drawing-up of the tenancy agreement, in line with current legislation.
  • Explaining to the tenant what they are required to do in the property and what will be done for them.
  • Checking the tenant into the property, and handing over of the keys.

Full Management

Includes all of the Tenant Find Only services, plus:

  • Writing an inventory and schedule of condition of the property.
  • Collection of the rent, which is promptly remitted to the landlord with a statement each month.
  • Regular inspections of the property.
  • Dispatch of the inspection report to the landlord.
  • Dealing with any maintenance issues that the tenant informs us about throughout the tenancy.
  • Serving of any notices, e.g. Section 21.
  • Checking the tenant out of the property at the end of the tenancy, and checking the property against the inventory, to ensure all items are present, and to check the condition of the property.
  • Ensuring the collection of all keys.
  • Handing back of the deposit, only after all accounts are settled and satisfied.
  • Re-advertising the property, if so wished.

Advertising

We do extensive advertising through leaflet drops and local magazines, as well as on our website, RightMove, On The Market, and in our window displays which enable people to look at our properties 24 hours a day, 7 days a week.

Security Deposit

We collect and transfer the deposit to the Deposit Protection Scheme - to cover any breakages or damage to your property.

Rental Payments

Rental payments are promptly remitted to yourself and statements are forwarded to you on a monthly basis.

Credit Checks and References

We only do comprehensive credit checks on our prospective tenants, using an independent credit referencing company.  They do the widest database searches available in the UK, to ensure that they uncover any hidden detrimental information on a prospective tenant; adverse credit history; fraud score; CCJ’s.  They also take up references on previous landlords, employers, and pension providers.

Opening Times

Let’s Relocate is open 5 days a week, including Saturday afternoons, to ensure we are taking the maximum opportunity to let your property.

Viewings Times

All our viewings are accompanied by a member from the office.  Prospective tenants may view property 5 days a week, at times to suit themselves.

Inspections

We do regular inspections on the properties, to ensure that they are being looked after properly and in line with the tenancy agreement.  We will send you a written report on the inspection, and discuss with you any concerns we may have.

Inventory

It is important that an inventory of contents and schedule of condition be prepared, in order to avoid dispute at the end of a tenancy. Without such safeguards, it will be impossible for the landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service to the landlord, we will if requested arrange for a member of staff to prepare an inventory and schedule of condition, at a cost to be quoted.

Mortgage

Obtain your mortgage companies consent to let the property. They may require additional clauses in your tenancy agreement, of which you must advise us.

Insurance

Ensure you have adequate Building and Contents Insurance for the property, and that it covers you for letting the property out and for accidental & malicious damage.

Our Fees

  • Managed Service Fee: 240 inc VAT for the first month, then 13.8% inc VAT (11.5% plus 20% VAT) per month from month 2 onwards.
  • Tenant Find Only Fee: 90% inc VAT of the first month's rent.
  • Energy Perfomance Certificate (EPC): 65 inc VAT.
  • Gas Safety Certificate (GSC): 60 inc VAT.
  • Renewal of Tenancy Agreement following expiry of fixed term: 42 inc VAT.
  • Inventory (this is included in the Managed Service) - to provide an inventory for a Tenant-Find Only property: 65 inc VAT.
  • Cancellation Fee, if the Landlord withdraws the property after an application has commenced: 120 inc VAT.
  • If a member (or members) of staff is (are) required to attend court for any reason: 20 inc VAT.

Client Money Protection (CMP) Insurance

The Consumer Rights Act 2015 requires us to inform you that we do not have this insurance.
