Rental Appraisal and Advice

Tenant Find Only
Includes all of the Tenant Find Only services, plus:
We do extensive advertising through leaflet drops and local magazines, as well as on our website, RightMove, On The Market, and in our window displays which enable people to look at our properties 24 hours a day, 7 days a week.
We collect and transfer the deposit to the Deposit Protection Scheme - to cover any breakages or damage to your property.
Rental payments are promptly remitted to yourself and statements are forwarded to you on a monthly basis.
Credit Checks and References
We only do comprehensive credit checks on our prospective tenants, using an independent credit referencing company. They do the widest database searches available in the UK, to ensure that they uncover any hidden detrimental information on a prospective tenant; adverse credit history; fraud score; CCJ’s. They also take up references on previous landlords, employers, and pension providers.
Let’s Relocate is open 5 days a week, including Saturday afternoons, to ensure we are taking the maximum opportunity to let your property.
All our viewings are accompanied by a member from the office. Prospective tenants may view property 5 days a week, at times to suit themselves.
We do regular inspections on the properties, to ensure that they are being looked after properly and in line with the tenancy agreement. We will send you a written report on the inspection, and discuss with you any concerns we may have.
It is important that an inventory of contents and schedule of condition be prepared, in order to avoid dispute at the end of a tenancy. Without such safeguards, it will be impossible for the landlord to prove any loss, damage, or significant deterioration of the property or contents. In order to provide a complete service to the landlord, we will if requested arrange for a member of staff to prepare an inventory and schedule of condition, at a cost to be quoted.
Obtain your mortgage companies consent to let the property. They may require additional clauses in your tenancy agreement, of which you must advise us.
Ensure you have adequate Building and Contents Insurance for the property, and that it covers you for letting the property out and for accidental & malicious damage.
Client Money Protection (CMP) Insurance
The Consumer Rights Act 2015 requires us to inform you that we do not have this insurance.
